Laland Baptiste provided Owner’s Representation for the renovation of an existing three-story residential brownstone located in Brooklyn, New York. The proposed renovation included a complete gut and redesign of the 60-year-old dwelling. Laland Baptiste’s role included:

- Acting as an extension of the owner and solely representing the owner’s interests independent of the design professionals and general contractor.

The project site is located within a Historic District.
We provided guidance and assistance for the special approvals required for renovation to meet Historic District requirements. We also provided assistance and made recommendations to the architect in addressing the Historic District’s comments.
Because this is the client’s first development project, we walked them through the process of development, the key players, and what to expect at each stage from conceptual design to design and through construction. Using our experience and knowledge of the process, we were able to help avoid change orders and the submission of partial designs that would delay permit approvals. We also guided the client in the careful selection of items to avoid a potential delay in construction due to long lead production times.
Laland Baptiste worked with the owner, architect, and contractor. We provided the client with weekly updates on the project status and kept them apprised of communications with agencies and others contacted.
