Laland Baptiste provided site representation and inspection services for a sidewalk stabilization and cooling tower upgrade at a 21-story criminal court building located in New York, New York.

The construction work scope included:

  • Removal/replacement of the primary condenser water pumps
  • Installation of cell towers and stabilization of subsurface conditions with the installation of new sidewalk slabs
  • Infill of block walls at stairways, plaster, and painting

Laland Baptiste provided site representation and inspection services on behalf of the building owner for the installation of a more efficient and sustainable mechanical system while the building was kept in full operation. This involved developing processes to ensure the project scope was achieved, monitoring the overall project budget, overseeing the bidding process, project closeout, and turnover. Laland Baptiste attended all pre-construction and construction meetings and reviewed plans and specifications to ensure construction was proceeding as designed. We observed and inspected the construction work to document and resolve project issues on site conditions and to ensure quality, safety, project schedule, and budget compliance.

Our work ensured installation of a more efficient and sustainable mechanical system while the building was kept in full operation. Because this project involved work while a court proceeding was ongoing, dust and noise were major concerns, and attention to detail and proper planning were key to ensuring access to rooms and avoiding delays and risk.

Laland Baptiste ensured that the project remained on schedule and within budget. We maintained flexible work hours, attention to detail, and good working relationships with all project participants, which allowed for the completion of work in sensitive areas. The biggest challenge on this project was working in sensitive areas. We successfully managed this challenge through effective planning and continuous communication with all stakeholders.
